Colorado mortgage options for business owners

Bank statement loans measure income differently.

For some self-employed borrowers, tax returns do not show the cash flow available to manage a mortgage. A bank statement loan may qualify income using eligible deposits, but the details matter. Account type, expense factor, transfers, ownership and deposit history can change the answer.

What income will the lender actually use?

A bank statement loan is not a no-document loan. It is a different documentation method. Instead of starting with adjusted gross income from tax returns, the lender reviews eligible deposits over a stated period and applies its rules to estimate qualifying income.

Eligible deposits

Business revenue must be separated from transfers, borrowed funds, refunds and other deposits that do not represent recurring income.

Expense factor

Business deposits are usually reduced by an expense factor. The lender may use a standard percentage or consider qualified third-party documentation, depending on the program.

Income stability

The pattern still matters. Underwriters review consistency, declining deposits, overdrafts, large deposits and whether the business appears able to continue producing income.

How the calculation works

Personal statements and business statements tell different stories

Personal bank statement programs commonly focus on deposits into an eligible personal account. Business bank statement programs begin with deposits into an operating account and then estimate the business expenses required to produce that revenue. Neither approach means every deposit counts.

Five items that deserve attention early

Transfers between accounts

Moving the same money between accounts can inflate a quick deposit average. We identify transfers so the calculation starts with real revenue.

Large or unusual deposits

A one-time capital contribution, loan advance or sale of an asset may need to be excluded or documented. Waiting until underwriting creates avoidable friction.

NSFs and overdrafts

Programs vary in how they treat negative balances and returned items. Recent account management can affect eligibility even when total deposits look strong.

Business ownership

The lender will verify the business, ownership percentage and how long the borrower has operated it. A strong deposit history does not replace basic business documentation.

Housing payment and reserves

Qualifying income is one part of the file. Credit, down payment, reserves, property type and the full housing payment still drive the final structure.

Exit strategy

Some borrowers keep the loan long term. Others improve documentation and refinance later. We discuss that plan before choosing the product.

A simple educational example

Why gross deposits are not qualifying income

Assume an eligible business account shows an average of $40,000 in monthly qualifying deposits. If the applicable lender uses a 40% expense factor, the working calculation would retain 60% of those deposits:

$40,000 monthly deposits × 60% = $24,000 estimated monthly qualifying income.

This is only an illustration. The lender’s treatment of deposits, expense factor, ownership, declining trends and other program requirements can produce a different result. A complete review is necessary before relying on the number for an offer or purchase price.

When conventional financing may still be better

We test traditional financing first when the tax returns may work after a correct self-employed income analysis. Depreciation, depletion, certain nonrecurring expenses and other allowable adjustments can change the result. Conventional financing may offer stronger pricing or terms, so a bank statement loan should solve a real qualification problem rather than become the automatic recommendation.

Case 6: diagnosis before product

The bank statement request that became a VA loan

A successful franchise owner with four locations contacted us expecting to need a bank statement loan. During our first conversation, we learned that he was a veteran relocating to Denver and had listed his current home for sale. He assumed he could not use his VA benefit again.

After reviewing his eligibility, entitlement and relocation details, we found that a VA loan was available. He did not need bank statement financing, which resulted in a substantially lower interest rate and monthly payment.

The lesson: the product a borrower requests is not always the mortgage that best fits the complete financial picture. Eligibility and outcomes vary by borrower.

Questions Colorado business owners ask

How many months of statements are required?

Programs commonly review 12 or 24 months, but requirements vary. The better option depends on the available trend, the lender’s rules and which period produces a supportable picture of recurring income.

Are tax returns required?

Some programs do not use personal tax returns to calculate income. A lender may still request business documentation or other records to verify the business and evaluate specific deposits. Requirements vary by lender and program.

Are bank statement loan rates higher?

They are often higher than pricing on a well-qualified conventional loan because the documentation is more flexible. A rough planning range may be about 0.375% to 0.75% higher, but market conditions and the borrower’s financial position can move the difference. Compare rate, APR, points, payment, reserves and the cost of changing an otherwise appropriate tax or business strategy.

Can I use statements from more than one account?

Possibly. The accounts, ownership and transfer activity must fit the lender’s rules. Using several accounts can help document the full picture, but it also makes duplicate deposits and transfers more important to identify.

How long must I be self-employed?

Many programs look for an established business history. Some may consider a shorter period when the borrower has related experience and the rest of the file is strong. The exact standard is program-specific.

Can a bank statement loan be used for a primary home?

Yes, eligible programs may be available for a primary residence, second home or investment property. Terms and qualification requirements vary by occupancy and property type.
